Beth is a full time agent in Topeka and has been since 1995. Beth is a single mother of twin daughters, Cresinda and Mindy and a son, Mark. They have blessed her with 7 grandchildren and 4 great grandchildren. She has a GRI, Graduate of Realtor Institute, along with her REALTOR designation. MY STEPS TO SELLING YOUR HOUSE


1. MARKET ANALYSIS

  • Thoroughly inspect your home and outline all the important features and upgrades.
  • Determine the Fair Market Value Range of your property      completing a thorough search for comparable SOLD properties and completing a CMA market analysis.
  • Execute a listing agreement authorizing us to market      your property.

2. PROPERTY ENHANCEMENT

  • Thoroughly inspect your home and outline all the  important features and upgrades.· Recommend repairs and improvements to sell your property for the highest price.
  • Provide simple home staging ideas.
  •  Suggest additional enhancement and repairs based on buyer feedback.

3. HOME MARKETING SYSTEMS

  • Prepare and submit accurate information to the Multiple      Listing Service (MLS).
  • Take professional-level photos to take      "perfect" digital photos of your property for the MLS and Internet      web sites.
  • Install a lock box to facilitate showings.
  • Promote your home to our sales staff and other agents      with in-house media.
  • Feature your home on major Internet sites, where homes      are most viewed.
  • Social Media Exposure. 
  • Hold your house open as agreed upon between us.

4. COMMUNICATION

  • E-mail you links to the Internet presentations for your      approval.
  • Coordinate showing and touring times through      ShowingTime.
  • E-mail you direct feedback from other agents on      showings.
  • Provide periodical showing reports showing the      accumulating activity.
  • Constantly review our marketing strategy and adjust as      needed to get your home sold.

5. STRUCTURING THE SALE

  • Carefully review and present all offers for your      consideration.
  • Qualify the prospective buyers to be sure they are      capable of purchasing.
  • Advise to present the strongest counteroffer, based on      the current market conditions.
  • Negotiate a solid transaction that will close on time      with few or no surprises.
  • Oversee a reasonable purchase deposit to solidify the transaction.
  • Construct a complete and accurate sales agreement.

6. TRANSACTION MANAGEMENT

  • Manage all the details of your real estate transaction.
  • Order title and review the title requirements and      instructions.
  • Arrange for the property, termite and other inspections.
  • Supervise any agreed-upon home repairs.
  • Assist with all disclosures, including the seller's      disclosures.
  • Oversee the loan approval process to be sure your      transaction closes on time.
  • Coordinate and supervise the appraisal process to      ensure the proper value.
  • Order the HOA documents, budgets, bylaws, and minutes      of board meetings, if needed.
  • Provide updated preliminary closing statements for your      review.
  • Stay on top of all other matters to be sure your real      estate transaction closes on time and is as hassle-free as possible.

7. SERVICE AFTER THE SALE

  • Arrange for your net proceeds to be delivered to you.
  • Review the final closing statement for accuracy.
  • Dotloop online access containing all your real estate      transaction documents.
